In its “Spécial immobilier Rhône-Alpes” supplement (issue of 24 to 30 September 2026), Le Nouvel Obs devotes an article to the Annecy market, entitled “Annecy ne connaît pas la crise” (Annecy knows no crisis). I was pleased to be interviewed about the Golden Triangle (Parmelan-Albigny, Galeries Lafayette), where very high-end apartments continue to sell at their fair price, without negotiation.
The article could not include my entire conversation with the journalist. I would therefore like to provide this addition personally, in order to faithfully convey the points I had developed.
Apartments: beyond €10,000/m²
The price ranges per square metre quoted in the article reflect the standard market in Annecy's most sought-after areas. However, our positioning in the high-end segment leads me to point out that, for exceptional properties, the quality of the specifications, the location and the view can push prices beyond €10,000/m².
Houses: think in terms of budget rather than price per square metre
For houses, the price per square metre is not a relevant indicator. It is more accurate to think in budget brackets. These depend on the overall characteristics of the property and on the value buyers place on its location. The properties in our region are very diverse. Their valuation therefore relies above all on our price references and on our knowledge of supply and demand, built up over more than ten years. This is what allows us to define values precisely.
The shore nevertheless remains a decisive criterion. The East shore has a higher proportion of houses above €2,000,000. On the West shore, it is easier to find houses between €800,000 and €1,800,000.
What the Nouvel Obs article reports
If you are looking at the Golden Triangle, the article, published on page 35 of the supplement and online on 2 October 2026 under the title “Où acheter à Annecy ? Les prix par quartier” (Where to buy in Annecy? Prices by district), places apartments there between €7,000 and €9,000/m², with a new building near the Galeries reaching €10,000/m².
If you are looking elsewhere in Annecy, the article gives the same values for Annecy-le-Vieux, a district sought after for its calm, depending on the view, with houses of up to €2 million, and places properties in Veyrier-du-Lac, Menthon-Saint-Bernard and Talloires between €2 million and €5 million. In the old town, prices range from €4,200 to €4,600/m². For Annecy as a whole, the magazine quotes the notaries of Haute-Savoie, with a median price of €5,150/m² for apartments and €665,000 for a 115 m² house.
You will find the same ranges in the ranking of the lakeside communes published by Le Figaro Immobilier in August 2026, in which Pascal Cecchetti, a consultant at the agency, already placed the Golden Triangle between €7,000 and €9,000/m².
My consultants and I remain at your disposal to support you in your project, whether you are buying or selling.
